Smith Capital will provide a current market evaluation of your semi-commercial property. This evaluation will consist of reviewing your revenues and expenses. We can provide conventional financing of up to 75%. In some cases where your commercial space is less than 20% of the total square footage, we can provide CMHC financing of up to 80%. We work directly with CMHC and the lender in order to give you an accurate estimate of the maximum obtainable loan amount. If your loan is mid-term, this will also allow you to make an informed decision as to whether or not it makes good business sense to renew your mortgage prior to maturity.

 

There are 2 types of financing available:

  1. CMHC insured Mortgage (only if the commercial portion does not exceed 20% of the total rentable area)

  2. Conventional Mortgage

Smith Capital will provide a current market evaluation of the semi-commercial property you are considering to purchase. This will ensure that you are not overpaying. It will also give you an indication of the level of financing we will provide, as well as prepare you for the amount of equity you will be required to put down at closing.
